Bay Park Room Addition

Bay Park Remodeling is unique in the sense that many of the building specs. are to keep building height lower so you are not encroaching on the coastal views. This project was scheduled for six months and SJB Construction Inc. was able to complete the project within this time period with only one minor change order due to demolition. The homeowners were very satisfied with the craftsmanship, service and cooperation of SJB Construction Inc. and are now a happy referral and testomonial. Please understand each project varies greatly depending on finish products chosen and existing structure to build on, however here were the main services and builds we proved to them.

Main Renovations Included

  3. FORM AND SET UP CONCRETE FOUNDATION, UNDERGROUND PLUMBING / ELECTRICAL AND RELATED INSPECTIONS
  4. POUR AND FINISH GREAT ROOM ( 836 sq. ft ) PATIO ROOM ( 234 sq. ft ) GARAGE & DRIVEWAY CONCRETE PATCHING FOR NEW SEWER LINE -EXISTING STRUCTURE DEMO, TIE IN PREPARATIONS, CUT BACKS AND RELATED
  5. FRAME STRUCTURE PER PLANS, SPECIFICATIONS. BASED UPON TYPICAL FRAMING OF GREAT ROOM, INCLUDING PARTIAL VAULTED CEILING IN GREAT ROOM WITH TYPICAL 8ʼ CEILINGS IN KITCHEN AREA. BUILD BREAKFAST NOOK, 3 WALLS WITH BAY WINDOW CONFIGURATION, BETWEEN PATIO ROOM AND LIVING ROOM ( GREAT ROOM ).
  6. BUILD PATIO ROOM WITH OPEN WALLS, 6 *6 POSTS WITH 6*12 BEAMS, ROOF IN COMPLETELY WITH MATCHING ROOFING MATERIALS MODIFICATIONS TO FRONT ENTRY DOOR, EXISTING CERAMIC TILE ENTRY FROM EXTERIOR TO REMAIN, NO CHANGE. NEW LAUNDRY, CLOSET AND 1/2 BATH. MODIFICATIONS TO MASTER BEDROOM, MASTER BATH, CLOSET AND RELATED WALL RELOCATIONS PER PLAN EXCLUDES ANY WORK IN BEDROOMS ONE/TWO OR GARAGE. EXISTING FLOOR COVERING ( HARDWOOD MAPLE ) TO REMAIN IN NEW MASTER BEDROOM & M/CLOSETS (2).
  7. INSTALL NEW PULL DOWN ATTIC ACCESS STAIR SYSTEM FOR WALK-IN CLOSET
  8. ROOF STRUCTURE – SICCOR TRUSSES THROUGHOUT GREAT ROOM WITH CAL-FILL. TYPICAL BOTTOM CORD TRUSSES AT NEW PATIO ROOM AREA WITH CAL-FILL. BUILD DRAINAGE CRICKET WHERE BOTH ROOF SLOPES MEET, WATER TO DRAIN TO BACK YARD AREA –  PROVIDE AND INSTALL ADDITIONAL “EAGLE” LIGHTWEIGHT TILE TO MATCH EXISTING AS CLOSE AS POSSIBLE. CRICKET AREA TO BE TOURCH ON STYLE ROOFING MEMBRANE, ALL EDGES TO HAVE 2ʼʼ * 2ʼʼ DRIP EDGE.
  9. WINDOW AND DOOR ADDENDUM SHEETS #1 #2 & #3 TO BE INCORPORATED INTO THIS CONTRACT. AFTER SAID WINDOWS AND DOORS ARE DELIVERED TO BUILDING SITE, PROVIDED PROBUILD STATEMENTS FOR PAYMENT AT SPECIFIED DUE DATE
  10. PLUMBING PHASE – ALL ROUGH PLUMBING, COPPER WATER PIPING AND PLASTIC ABS SEWER LINES, NEW GAS LINES PER PLANS, HOSE BIB OUTSIDE KITCHEN AREA. PLUMB ISLAND FOR SINK, DISHWASHER, HOT WATER OD DEMAND. RELOCATE EXISTING HOT WATER HEATER TO EAST SIDE OF PROPERTY AND INSTALL RESERK PUMP AND RELATED RESERK LINE

MAIN PLAN NUANCES OVERCOME

  •   PROVIDE VAULTED INTERIOR AT LIVING ROOM AREA – THERE WERE SOME ENGINEERING ISSUES THAT WE MAY HAVE TO DISCUSS RELATING TO THE INTERIOR VAULTED SECTION. SJB CONSTRUCTION INC. WAS ABLE TO WORK WITH INSPECTOR AND CIVIL ENGINEER TO KEEP THE PROJECT SCHEDULED AND DELIVER TO THE HOMEOWNERS SPECIFICATIONS.
  • EXISTING GARAGE RAFTERS TO BE REINFORCED WITH 4*6 RAFTERS CUT IN ALONG SIDE OF EACH EXISTING RAFTER -ROOFING PHASE – THIS WAS MORE EVIDENT AFTER DEMOLITION WAS COMPLETED

Mt. Soledad is a region that requires an experienced contractor to deal with specific permitting and plans. Working for 30 years plus in the area SJB Construction Inc. blended existing legal requirements with clients ideal specifications.

Project Challenges

Mt. Soledad is in the La Jolla Community District meaning the coastal board can be very particular.

How We Solved Them

By working closely with our architect and designer we were able to build under the height requirement and passing all inspection phases.
